BUILDING SAFETY - 14.10.2021

What is a "Building Safety Manager"?

Future plan. Following inquiries into the Grenfell Tower fire, various legal changes are in progress, one of which involves the appointment of a "Building Safety Manager" (BSM) for every high-rise residential building (see The next step ). This is likely to come into force in 2022 at the earliest. The BSM will oversee fire safety, e.g.: (1) checks on the competence of those undertaking alterations or repairs; (2) ensuring compliance with any specific fire safety requirements for the premises; (3) liaising with residents; and (4) reporting adverse occurrences to the authorities.

Tip. If this development is relevant to you, familiarise yourself with the Building Safety Alliance's plans for certification and registration. Also check out the draft competency standard which, once published, will specify what's required to join the register (see The next step ).

For a draft of the proposed competency framework for the BSM role and for a link to the Building Safety Alliance website, visit https://www.tips-and-advice.co.uk , Download Zone , year 20, issue 03.

Under upcoming legislation, a Building Safety Manager will be appointed for each high-rise residential building to oversee fire safety standards. Check out the proposals for competency, certification and registration from the Building Safety Alliance.
